Chester County Market Statistics for October, 2011

As the end of the October approaches and everyone is running around finalizing their Halloween costumes, we thought it would be good time to get the October statistics posted. It’s really not so scary in this area.

As you can see in the above slide there are currently 3861 residential listings active. Our days on market have increased by 10 from this time last year, and the number of sold listings is down about that many too. The current absorption rate is running around 10 months of inventory. List to sale price, while not shown on this chart, has been hovering around 92%, on average from the same time last year.

Overall, we’ve been fairly consistent throughout the year from an inventory, sales, and the number of pending homes. These numbers fluctuate in this same manner, every year, similarly, for at least the past 5 years. Are prices down? Yes. Are the number of solds down? Maybe. However, homes that have been priced correctly, for today’s market, are selling. It may not happen as quickly as sellers, and agents, would like, but they are selling. The days on market, in the chart, definitely reflects that.

So as we close October, already(?), things are not so gloomy. We wish you a happy Halloween and if your buying or selling, or thinking about buying or selling, feel free to contact us to discuss your current situation.

Day 138: Hayloft Fabrics in Morgantown

It’s Day 138 of 365 Things to Do in Chester County and I am taking you fabric shopping ! So for all those Quilters, Crafters, Sewers, and Searchers of Fabric – look no further than Morgantown, home of Hayloft Fabrics above Martin’s Country Market.

I recently moved to the Northern part of Chester County and further away from my usual stops for my twice-a-year project needs, but boy was I in for a surprise when I found Hayloft Fabrics ! I wish I had more time to sew so I could visit more often with a better excuse than a just-in-case or for-later fabric shopping trip to add to the stash. (Those of you who sew know exactly what I’m talking about, don’t you

They are located above Martin’s Country Market, a local grocery store, and even the way the store is laid out is fun. It overlooks the inside of the grocery store as it borders the outside walls upstairs.

They have all sorts of offerings, not just thousands of fabrics organized into categories like: Vintage, Antique, Batik, Animals, Foods, Seasons, Contemporary, Sports; but also quilting notions, felts, embroidery supplies, yarns, patterns, and just about anything else you might need.

I’m always on the look out to support a small business versus a huge chain and I’ll be caught at this one again for sure ! Oh! They also offer a discount if you belong to any sort of a Crafting/Quilting Guild too.

Day 137: East Goshen Farmer’s Market

Today we head back to one of our favorites, the farmer’s market. In particular, a new one on the scene, the East Goshen Farmer’s Market in West Chester. Held in East Goshen Park every Thursday from 3-7pm, this market has grown as a mixture of multiple markets we’ve visited, like the West Chester Grower’s Market and the Anselma Farmer’s Market. Located near the Veteran’s Pavilion section of East Goshen Park along Paoli Pike, there is plenty of parking here. They continue to add vendors, as well, and they have the space for many.

This could be one of the largest markets in the area. It certainly has a great mix of vendors from other markets, and even the Stadium Grille from West Chester is cooking dinners there. I hope this one sticks around for a while, as I’m sure to be there on Thursdays now.

Purple Bug Boxes Hang in Chester County

Have you seen them yet ? I first noticed the hanging purple box on Rt. 322 near Downingtown a few months ago and it’s been bugging me since to know what they are being used for. I figured a bug trap of some sort and I was hopeful it was for the Stink Bugs that have infiltrated Chester County the last couple of years.

They are actually being used by the Pennsylvania Department of Agriculture to survey the area for the destructive Emerald Ash Borer. They are placing about 2,000 of the purple hanging boxes in the Eastern part of the state hoping to determine if the Emerald Ash Borer is present in the area. So far, they have been found in 20 counties including Allegheny, Armstrong, Beaver, Bedford, Centre, Clarion, Cumberland, Fulton, Indiana, Juniata, Lawrence, Lycoming, Mercer, Mifflin, Somerset, Union, Washington and Westmoreland.

What can we do to help ? The Department of Agriculture is urging people not to transport firewood more than 50 miles from where it is cut. You can download a document with pictures from the Ag Department of the Emerald Ash Borer and its damage here. Day 136: Eagle Tavern, Eagle PA

Highlighting Eagle Tavern for Day 136 of 365 Things to do in Chester County just seemed like the right thing to do. I actually even had to look back to see if we wrote about it already and surprised we haven’t yet

A few months ago, we had a birthday celebration for my Grandmother “Nana”. Nana has spent most of her life in Eagle Tavern, so it was fitting my Aunt chose it for her luncheon. The Eagle Tavern has been around since their first liquor license in 1727. I remember it was one of the hang out spots for my uncles when I was younger.

The Tavern has completed some renovations recently and some of us took a peek. You can see historic pictures of the village of Eagle if you venture around upstairs. There are a number of dining rooms – our group was on the main floor in a small room off to the side, where we had a “group menu” to choose from. The service was great and the food was delicious ! I had a Crab English Muffin that was very good. Girl7 had a Cheeseburger from the child’s menu that she couldn’t get her mouth around it was so big ! She thought that was just fine.

Day 135: Pickering Valley Farm and Feed in Exton

Feed your horses, chickens, ducks, or just your ordinary house pet at today’s 365stop, Pickering Valley Feed and Farm. Around since 1977, Pickering Valley Feed and Farm caters to many interests, both animal and mineral. It’s a mix of pet store, gardening and farm store all rolled into one neat package.

Would you like to grow your own chickens or ducks? You can start here. Did you just purchase a farm and need supplies? They have that too. Maybe, you need to do some lawn or garden work…yep, they’ll help you with that too. I’ve been frequenting it for more natural dog food alternatives to the grocery store varieties. They have a very large selection of cat products too.

Day 134: Kimberton Golf Club; Kimberton PA

It’s golf time again ! w00t ! Day 134 of 365 Things to do in Chester County takes you to Kimberton Golf Club in Kimberton. Located close to Phoenixville and Pottstown, it’s an easy course to get to in Chester County.

Sometimes, you just know it’s time for some time off – and this morning off was well spent on the golf course for the first time this season. This was my first time playing at the public course, Kimberton Golf Club and I’m so glad I ventured there ! The course is located among the gorgeous rolling hills of Chester County although a fairly flat course. We had to share it with the geese – but I don’t think they minded

The clubhouse has a nice pro shop with a hot dog and snack bar (accessible from the 9th hole) . I’m glad I had to take a quick trip up to the Ladies Room too… check out the photos in there, it’s lovely.

It’s nice to be greeted with a warm welcome – get us checked in and let us play ! It was a busy day, but I have to say, we didn’t find ourselves waiting for anyone, so the tee times were timed just right.

I’m a new golfer, hitting my one year mark late Summer, but out of the 10 courses or so that I’ve played, this is one of my favorites and I’ll be sure to return. I enjoyed the layout, the varying lengths of holes, and hey – I didn’t lose any balls.

Greetings to my fellow residents of Chester County!

My name is Andrew Seymour, and I have lived in Chester County for over 25 years, from Bryn Mawr to Downingtown, and I have recently been invited to share with you some of my photographic experiences. Perhaps you would like to add them to your list of Things to Do in Chester County.

This past summer, I had a chance to roam the beautiful country side in search of these various Covered Bridges, and capture them with my digital camera using a technique known as HDR (high dynamic range).

During the course of my entries, I hope to explain what HDR is, share photographic tips, and to ultimately encourage the readers to get in their cars and try and find these wonderful constructions. (I strongly recommend using a GPS!)

House on a Golf Course in Chester County

I thought it would be fun to look at what types of houses are for sale on a golf course around Chester County, PA. I mean, I’ve really been enjoying the game in the last year, and it is now a dream to live right on a course. I can’t be the only one that thinks so, can I ?

Here is what I came up with if you are interested in living on a golf course, whether it be on the fairway or with a golf course view. If you are interested in being updated with golf course properties, please let me know. I’d love to show you some properties as a buyer’s agent !

French Creek Village – A new construction community located within 25 open acres of French Creek Golf Club. Because it is new construction, it’s hard to quote a price, but the starting base price according to TReND MLS is $334,995. The properties are being marketed by Prudential Fox & Roach by Carol Koh.
300 Ironstone Lane; Elverson PA is for sale for $519,500 and being marketed by Prudential Fox & Roach Realtors by June Robinson. It’s overlooking the 8th green on the French Creek Golf Club.
61 Brownstone Lane; Elverson PA for $949,000 is overlooking the 14th hole of the French Creek Golf Club. 104 Orchard Hill Lane is also listed for sale at $1,696,000 located on the 11th fairway. There are also opportunities to purchase land and build with Stolzfus Enterprises if you are looking for new construction on a golf course. The properties are listed for sale with Lavinia Smerconish with Prudential Fox & Roach.
463 Norland Dr; Downingtown PA has views of the Nicklaus designed Applecross Golf Course. There are also still some sites available for new construction purchases located off Rt 322 near Guthriesville. The marketing center is by Pulte Home Corp and Angela Mauriello.
127 Turnberry Dr; Coatesville, PA overlooks the Ingleside Golf Course run by Caln Township. The homes overlooks the 4th tee box and is listed for sale at $269,000 by Jason Reed of Keller Williams.
603 N Bailey Rd; Coatesville, PA also overlooks Ingleside Golf Course and is listed for $274,900 by RE/MAX of Reading and Elizabeth Egner.
823 Shadebrush; West Chester, PA is a new construction opportunity located in Tattersall, an established golf course community. It’s for sale for $459,900 by RE/MAX Main Line by Mary Specht.
1625 Tuckaway Trl; West Chester, PA is also located on Tattersall Golf Club Course that’s about 5 years old. They have it listed by Century 21, Patricia Johnson at $489,000.
722 Shagbark Dr; West Chester, PA is also on Tattersall Golf Club for $576,000 marketed by Long & Foster / Lisa Callinan.
1538 Tattersall Way; West Chester, PA located on the 8th hole of Tattersall Golf Club Course. For sale at $599,900 marketed by Weichert Realtors/ Barbara Adair.
1106 Queens Way; West Chester, PA is on Radley Run Golf Course and it’s for sale for $415,000 by Prudential Fox & Roach/ Kenneth Wall.

1711 E Boot Rd; West Chester, PA is a custom home backing up to the Applebrook Golf Course. For sale at $1,459,000 marketed by Distinctive Homes Realty/ Brian Harlan.
513 Doral Circle; Berwyn, PA has golf course views including the 7th green. For sale at $1,050,000 marketed by Prudential Fox & Roach / Rita Rosenberg.
Austin Dr; Oxford, PA is a new construction community called Wyncote which sits within the Wyncote Golf Club. Prices according to the MLS start at $359,900 and is marketed by Prudential Fox & Roach / Alan Reburn.
915 Aringa Way is a quick delivery home available on the Inniscrone Golf Course Community. It’s for sale for $549,900 and marketed by Weichert Realtors and Jackie McCleary.
35 Sherwood Drive is only 1 of 6 homes located on Loch Nairn and it’s for sale at $339,000. It’s marketed by RE/MAX Town and Country and Rory Burkhart.
103 Muirfield Ct in Avondale is located on the 16th Fairway of Hartefeld National Golf Course. It’s for sale for $385,000 marketed by RE/MAX Jennersville and Robin Jones.
176 Shinnecock isn’t on a golf course, but it’s located in the community of Hartefeld National Golf Course in Avondale. It’s listed for $405,000 and marketed by RE/MAX Jennersville and JPatrick Curran.
108 Cypress Point in Avondale is on the 5th fairway at Hartefeld National Golf Course. They have it listed for sale at $419,900 by Century 21 and Diane Clark.
109 Cypress Point backs up to the 17th Fairway at Hartefeld National Golf Course in Avondale and is listed for $439,900. It’s marketed by Century 21 and Diane Clark.
112 Portmarnock Dr has a backyard overlooking the Hartefeld National Golf Course for sale at $449,900. It’s marketed by Weichert Realtors and Sarah Murray.
129 Portmarnock Dr also fronts the Hartefeld National Golf Course for $610,000. It sits on 3 acres of property. Marketed by Prudential Fox and Roach – Harold Woodward.
